What a real estate agent's own website actually needs beyond the listing portals

An agent's own website has to do what portals cannot: show who you are, how you work with sellers, the homes you have sold, and a direct way to reach you. PROOF48 builds a site of up to about five pages in 48 hours for 500 to 2,500 EUR, paid after the preview.

01The portals show the home, your site shows the agent

Portals such as imobiliare.ro, storia.ro and OLX are where buyers compare homes, and your listing appears there in the portal's layout, beside other agents' listings. That helps the buyer and does little for you, because a buyer looks at the flat while a seller looks at the agent. Your own site is the one place where a seller can read how you work before picking up the phone. It does not need to compete with the portals on listings. It needs to answer the questions a seller asks. We have not measured how many buyers start on a portal, and we have not checked the portals' current agency prices or rules, so read those in your own account.

02Five pages that cover it

The 48-hour offer covers a site of up to about five pages, and that is enough for an agent. A home page that says who you are and where you work. A page for sellers. A page with homes, current and sold. An about page with your history and the agency you work with. A contact page with the phone number as text, a short form and a map link if clients visit an office. Neighbourhood pages come later, one at a time, written from what you know. A page for every district goes past five pages and is scoped separately, and we give you the number before we build.

03Current listings on your own site, without a live feed

The simplest way to show listings on your own site is a page where each home is written up in your words, with your photos, the facts a buyer asks first and a button to the portal ad that already exists. You do not build a second copy of the portal. That suits an agent with a handful of homes at a time. If your stock changes every week, a page edited by hand becomes a chore, and our maintenance plans only soften it: Plus, at 57 EUR a month, includes one content update a month, and VIP, at 97 EUR, includes two. A live feed or a search with filters is a different job, covered below.

  • For each home: your photos, floor, building year, heating, parking and the price as the listing states it
  • A link to the portal ad, not a copy of its text
  • Take down or clearly mark homes that are no longer available
  • The date of the last update, visible on the page

04Let the enquiry reach you directly

On a portal, the first contact is shaped by the portal's buttons and forms. On your own site it should reach you in one tap: the phone number as a tap-to-call link, a WhatsApp link if you use WhatsApp for work, and a short form that asks for a name, a phone number and which home or question it is about. The form collects personal data, so it needs a privacy notice beside it, and your data protection adviser decides the wording. The 48-hour site delivers the form and the links. The replies are yours, so answer the same day, and write down where each person found you.

05Where PROOF48 is the wrong choice for an agent

None of our eight written-up builds is a real estate agency. The 48-hour offer is a business website of up to about five pages. It does not include a live feed of your portal listings, a searchable inventory with filters or a client login area. A feed that mirrors your listings is a custom project, scoped and quoted separately, and under our terms larger or custom projects may require a deposit as agreed. A searchable inventory is a web app, from 5,000 EUR. We do not photograph homes, write portal ads or manage your portal account. And if your agency already gives you a page that does the job, or its contract limits what you may publish under your own name, read the contract before paying anyone.

Not an agency: a salon site that points at the booking tool it already had

None of our eight builds is a real estate agency. The closest lesson comes from SCP Shine & Style, a salon in Sector 3, Bucharest. They already had a website, so we rebuilt it, redirected every old WordPress URL so nothing already indexed broke, and pointed the booking flow at the salon's live booking platform. An agent's listings page works the same way: it links to the portal ad that already exists. We do not publish the salon's booking counts, because we do not measure them, and we have no agent results to quote.

Questions, answered

Do I still need the portals if I have my own site?

Probably, because portals are where buyers browse homes and your site does not replace that. We have not measured how many buyers start where, and PROOF48 does not post to or manage portal listings. The site works on the seller's side of your business.

Can the site pull my listings from the portals automatically?

Not in the 48-hour offer. A live feed is a custom project, scoped and quoted separately, and it may need a deposit as agreed. Whether a portal lets you export your listings is a question for the portal, so check its terms first.

Will my own site rank above the portals?

We promise no Google position, and nobody can. We have not measured how an agent's pages compare with the portals' pages for any search. The site's job is to be found by your name and to convince the seller who arrives.

Who owns the site, and when do I pay?

You own the code, the domain, the hosting account and the content once you have paid. A site of up to about five pages costs 500 to 2,500 EUR, you pay after the preview, and the standard 48-hour site has no deposit.
